Duly noted. However, north only stations (94.5, 95.3, 97.7, 106.3) generally earn a considerably smaller AQH share than south only stations (98.1, 104.5, 107.5).
I suspect my 2:1 estimate isn't far off. Maybe it's closer to 60/40.

Some owners have opted to keep their towers. What would a "Mortgage" on a tower be compared to renting space? With better antenna designs available today, with null filling and main lobe beamwidth widening possibilities, would a 12 Bay antenna be a better option to save on power bills? CK -- Northern sold all of their tower sites to a tower company, and I'm going to take a guess that the rent is probably in the neighborhood of $1500-1800 mo at various sites. A mortgage would have been a lot less to maintain, but keep in mind NBI was intending to sell to Blarney Stone, and when it couldn't come to a close, sold the towers sites out from under that deal. Only someone planning to jump ship would sell their tower sites; unless there were enough existing tenants on the site, and the new buyer cut them a favorable deal stick around; giving them some cash and taking away the liability of maintaining the site.

Seems like a 98.1 106.7 pairing would be better than Black Diamonds current 98.1 95.3 pairing.
Off topic but it seems that WBNZ is now also dark or at least an open carrier like WQAN is currently.

And NBI is carrying about $100,000 of the purchase price in a promissory note with a monthly payoff. Something they would not do for the Coynes.

$450,000 is a bargain price for WKLT!!
There have got to be some liabilities that are burdensome to cash flow that Midwestern is assuming. Otherwise, there are certainly other credible broadcasters out there who'd be willing & able to pay more than that price.
Perhaps Midwestern is able to close quickly without financing contingencies; that is sometimes a key consideration that sellers will consider when choosing with whom to transact and could explain the seemingly depressed price.

The 97.5 sale price certainly places the likely realizable value of 92.5 into greater perspective (whether with or without the Petoskey translator @ 100.5 MHz).
I was initially thinking $250,000 was the top end possibility for 92.5. A couple well informed folks on this forum convinced me I was being too generous using $250k as my top end number. The cheap price KLT garnered certainly serves to reinforce that notion. My guess is 92.5 Atlanta is worth somewhere in the range of $75k to $150k.
