$2 million is a lot for a stick that doesn't cover a lot of people. KTWL is a Class C3 located between Houston and Bryan/College Station. Its 60dBu includes the smallish cities of Hempstead and Navasota, as well as the far northwest suburbs of Houston (Magnolia, Lake Conroe, Montgomery). There's a translator on 105.3 (which is owned by SDK Franco) in Houston proper.

Looks like the new owner specializes in Spanish language Christian programming.

The station does deliver a reasonably good signal to College Station and an OK signal to Bryan, if operating at full power. Between both cities, there are over 50,000 residents of Hispanic origin (about 25%).

He paid 3.25 million for WLDR, I don't think he'll be seeing it sell for that much in his lifetime.

He would be fortunate to sell it for 20 percent of that price.

Funny you should pick that number. It's 650K, which is exactly what Roy paid for the original WBNZ.

And that is worth about $250,000 based on the selling price of WKLT.

I think you're being far too generous. Building is trashed, due to water pipes that froze and busted several years ago, and probably needs a bulldozer. Judging by what is heard (or not) on the 3 frequencies located there, the equipment probably isn't much better.

Yeah, I'd say 99.3 is worth next to nothing.

WLDR-FM is probably worth anywhere from $300,000 to $600,000, depending on the condition of the plant / STL / etc.

The property has an advertisement for Condos starting at $1.25 million. The property is worth multiples of any of the signals.

Great point. I am unfamiliar with the real estate on which they sit, so I excluded that from my analysis.

Presently, it includes the commercial building for WLDR, with a former residential house next door, also zoned commercial. My moles tell me Roy stays there when he's in town, even though that goes against the current zoning of the property. Roy lives in luxury, in really swanky, high end digs on a lake north of Houston, but sleeps on an old mattress in an old house zoned for offices when he's in TC.

The whole story could be made into really bad movie.

He also has a place at the Crystal Downs Club (at least he used to).

He lives in Flower Mound Texas too.

In case we all forgot, most of the money comes from his wife.

He sold some stations in Texas back in the 90s for millions after moving them closer to major cities (92.1 in Houston/Galveston and 100.7 in Houston/Beaumont come to mind)
