At least you can become self-sufficient in those rural areas, like my Grandparents did after struggling during the depression.

My family made the smart move. Their old house in Detroit is still standing and in use but probably worth 1% of what the farm is today.

Not enough land will be another factor. 100x100 lot will not support an entire family's needs.
