Trump WILL quit rather than serve. He likes the publicity of running but has never had any intention of serving.

However - he'll "quit" in a fashion that allows him to save face. And also allows him to keep his media platform from which to continue to espouse his "scorched human decency" ideology.

He'll fein illness before the election, or he'll actually be victorious and abdicate after a few weeks to Pence, or stage his own meltdown, or some other dramatic exit from the job.

There's just no way he really wants that thankless, miserable, task. He's no servant. Public, or otherwise. It's just not in him.

Instead - he's all about easy street and garnering applause. The actual presidency is way too much study, thought, consideration, meetings, decisions, cool under fire demeanor, multi-tadking, pressure, stress, sleepless nights, frustration, bad press, danger, no privacy, tradition, ceremony, etc. Trump's too spoiled and used to luxury and having his own way and throwing away people who are no longer useful to him to abide in the confines of The White House and all it entails.
